Start with the water. Rocklea topped Brisbane's flood list in 1893, 1974 and 2011, and the 2022 floods hit it hard again: 44 of the 61 homes approved in round two of the Voluntary Home Buy-Back were in Rocklea. Some of the lowest-lying houses were removed altogether. Owners who stay may raise or rebuild, and with 86.2% of dwellings separate houses, that often means a detached home going up on new footings. In one reported case, council required a raised Rocklea home to sit a metre above the 1974 flood level. A taller house puts new loads on new footings, and those footings should be designed from soil data rather than assumed.
The industrial side asks a different question. Evans Deakin built an engineering workshop in Rocklea in 1926, and the markets followed in 1964. A slab for a shed or a hardstand for trucks is a different design question from a house footing. Geotechnical drilling is in our service range, so ask whether it suits that kind of project. Land with a working past carries one more question that no site visit answers: whether the state has recorded it as contaminated. That record lives in the Environmental Management Register and Contaminated Land Register, and a search for any lot on plan costs a fee. We have no view on any particular lot, so do that search before you commit to design.
Then there is the ground itself, lot by lot. Regular flooding up the Oxley Creek catchment added surface loam to Rocklea, which means floodplain soils can be layered and softer than a desk study suggests. AS 2870 sorts sites into classes A, S, M, H1, H2, E and P by how much the soil reacts to moisture change, and nobody can name the class for a Rocklea lot without testing it. Planning adds a second layer, because the City Plan 2014 flood overlay maps Brisbane River and creek flood planning areas separately, each from FPA1 to FPA5, and FPA1 lots face the heaviest assessment. Find your lot's category early, then let the boreholes confirm what is underneath.
Rocklea was Brisbane's most flooded suburb in 1893, 1974 and 2011 - so footings for a raised or rebuilt home here should be designed from tested ground, not assumptions.
