The suburb and the ground beneath it share a name. The Redbank Plains Formation is a clay-rich unit of claystone, shale and sandstone that underlies this part of the Brisbane-Ipswich area, and the district is its type area. That matters because the classification of a residential block turns on how much the ground moves, and clay is what drives that movement. Reactive clays across the South-East Queensland corridor swell as they take up moisture and shrink as they dry out, and the resulting differential movement is a common cause of cracking in footings and walls. The area's summer-dominant rainfall, wet through January and February and dry in winter, is the moisture cycle that works those clays season to season. Clay-rich ground consistent with reactive soils is exactly what a site classification is designed to measure, not assume.
Redbank Plains is also building fast. Its population rose from 19,299 at the 2016 Census to 24,349 in 2021, about a 26% increase, and Ipswich City Council ranked it among the city's top five fastest-growing suburbs for new dwellings in 2024-25. The 2021 Census profile fits a volume new-build market: a median age of 27, more than eight in ten dwellings separate houses, and well over half of homes rented. Most of those detached houses sit on individual estate lots, and every new slab-on-ground home needs its own AS 2870 site classification before an engineer can design the slab and footings.
Under AS 2870, the Australian Standard for residential slabs and footings, a block is graded from Class A, with little to no movement, through to Class P. Wagner reports the result on the same six-class A, S, M, H, E and P scale. The only way to know your block's class is to test it: Wagner drills two 2-metre boreholes near the proposed footing area, runs two adjacent DCP or bearing-capacity tests, then sends the soil to the laboratory for analysis. Because that report needs to stand up with your certifier and at Ipswich City Council, the work runs through Wagner's NATA-accredited laboratory (No. 15070).
